Architectural/Landscape Guidelines & Revision Application

The purpose of this material is to provide homeowners with guidelines and a basic procedure to follow for requesting approval of exterior alterations including painting of home and landscape changes. Also included are guidelines for contractors and subcontractors that apply to both interior and exterior work.

It should be noted that these guidelines are directly related to the Rules and CC&Rs of TNTW and are designed to promote the proper aesthetic environment of the Association. Additionally, the TNTW Board of Directors looks forward to supporting the investment and efforts of homeowners wanting to improve their property. This procedure will be handled in the most expeditious manner.

Please be advised that any deviation from these guidelines and procedures may be considered a violation of the Association's Rules and CC&Rs by the TNTW Board of Directors.

If a violation exists, the homeowner is subject to the following:

a. A hearing before the Board of Directors to determine whether or not a fine will be assessed.
b. Necessary changes to work in process.
c. A reversal of the completed project.
Following these guidelines and procedures will provide an opportunity for the TNTW Board to work in advance with the homeowner and avoid conflicts and violations.

GUIDELINES AND PROCEDURE


1. Complete Request for Approval of Exterior Alterations, Revision Application Form, prior to beginning any work. This includes exterior painting of home.

2. Homeowners will be contacted by ARC for follow up review of request and exterior alterations plans.

3. ARC will present request and plans to TNTW Board for approval or needed changes.

4. TNTW Board may visit the property to be altered. The homeowner and architect may be invited to make a presentation to TNTW Board.

5. If an architectural dispute develops between TNTW Board and Homeowner/Architect, the TNTW Board may hire outside professional services (at homeowner's cost) to help settle the dispute.

6. ARC has color samples, specifications for exterior colors and front yard rock for TNTW homes.
 
 

GUIDELINES FOR CONTRACTORS

Hours: 7 a.m. to 5 p.m. Monday to Friday - 7 a.m. to Noon on Saturday
No work on Sundays.

* Use of proper size dumpsters.

* No tool/work trailers left on-site over the weekend.

* Off-site parking of sub-contractor's truck when possible.

* Proper clean-up of completed project.
