Tucson National Townhomes West, Inc.
2009 – 2010 4-Phased Street Resurfacing Project

To prevent further deterioration, and maintain the Association’s streets in a manner appropriate for our community, the Board of Directors of Tucson National Townhomes West, Inc. approved to resurface the streets within the Association’s subdivision, Arnold Palmer Drive, Lee Trevino Drive and portions of Johnny Miller Drive and Sam Snead Drive. The Board of Directors and AME Management are working with Sunland Asphalt, Inc. to implement a one year scheduled 4-Phased resurfacing plan for an estimated total cost of $56,443.64, which Tucson National Townhomes West cost share requirement is estimated at $21,651.02.

A recorded 2001 contract agreement established a cost-sharing formula among participating Homeowner Associations – Monterey Pointe, Villas at Tucson National, La Morada and the Omni Hotel Resort. Basically, the agreement requires Omni Resort to cost share approximately 23.5% of the total project cost and the remaining project costs are allocated among the participating Associations and the Tucson National Townhomes West Association. The Association Presidents and Omni’s Resort General Manager have been notified in early July, 2009 of the pending resurfacing schedule and their cost share requirements.

The first phase & second phases are complete. The third phase occurs in July 28 & 29 2010, followed with the final fourth phase in September, 2010. Sunland’s proposal will apply an advanced and new stress absorbing membrane poly-chip application on the community streets. To maximize the membrane’s poly-chip performance, preliminary work and repairs (Phase I & II) has to be completed to properly prepare the street surface for such an application.

AME Management will notify affected residents of scheduled resurfacing work and safety precautions to be taken during the months when street resurfacing equipment and workers are present.
